Garage Door Problems
Rainwater comes under my garage door.
A puddle forms just inside the closed door, water enters at one corner, a line of daylight appears under the bottom seal, or wind-driven rain reaches the garage even though the door looks closed. The first wet spot is more useful than the largest puddle because water spreads across a sloped floor. A uniform line across the opening suggests a different problem from water concentrated at one low corner or flowing downhill from the driveway.

The mechanics behind it
The entry path may involve a cracked, flattened, hardened, or wrong-profile bottom seal; a bent or corroded retainer; worn side or top weatherstrip; an uneven slab; a driveway that slopes toward the garage; clogged channel drainage; settlement; wind pressure; a door that is not level; or down travel that leaves the seal under- or over-compressed. A thicker seal cannot redirect significant surface runoff, and excessive compression can make the opener interpret the floor as an obstruction.

What you can check safely
- During or just after rain, mark where water first crosses the threshold before it spreads, and photograph the exterior slope without showing a private house number.
- Inspect the bottom, side, and top seals for cracks, gaps, hardening, missing sections, and a profile that no longer fits the retainer.
- Close the door and compare the bottom edge with the slab. Stop if one side is higher or the door appears crooked rather than assuming the seal is the only cause.
- Clear leaves and debris from accessible drainage paths and observe whether roof, gutter, downspout, or driveway runoff is directed toward the opening.
- Use a controlled garden-hose test only when it can be done without flooding the garage, saturating electrical equipment, or forcing water upward behind the door.
Safety first
Do not work on bottom brackets or lift cables while inspecting a lower door seal; those fixtures can be under spring tension. Disconnect affected electrical equipment before entering standing water. Threshold adhesives, cleaners, and seal treatments must be compatible with the slab, door finish, and seal material. A drainage or grading problem may require the appropriate exterior contractor rather than a larger garage-door seal.

The repair maps the entry path and checks door level, bottom-section condition, retainer profile, seal material, side and top weatherstrip, down travel, slab shape, and exterior drainage. A compatible bottom seal or retainer can be installed when the door and floor are suitable; a contouring threshold may help modest irregularity after water direction is considered. Crooked-door or cable conditions are corrected before sealing. Large runoff, settlement, gutter, or driveway-slope issues are referred to the proper trade so the garage-door repair is not asked to function as a dam.

Will a thicker bottom seal stop water under the garage door?
It can help when the existing seal is worn and the floor variation is modest. It will not reliably stop significant runoff, a driveway sloping toward the garage, a clogged drain, or a crooked door.
Why does water enter only at one corner?
That corner may be the low point of the slab, the seal may be compressed or damaged there, the door may not be level, or exterior runoff may concentrate at that side. Identify the first wet point before choosing a seal.
Should I add a threshold seal to the floor?
A compatible threshold can help on some openings, but its height, drainage effect, vehicle clearance, slab condition, and interaction with the door's safety travel need to be considered first.
Can the opener be adjusted to press the seal harder?
Travel should not be extended simply to crush the seal. Excessive down travel can bow the rail or section and trigger reversal. The door should close at the true floor position with appropriate seal compression.
